The property comprises 4.5 acres slopes
gradually from the highway to a ridge that begins
approximately 400 feet from the river.
This ridge leaves the river at the corner of
lot 3 retreating into lot 4 several hundred feet.
A brook runs along the foot of this interior
ridge. These conditions create two very different
environments. High ground on the highway side of
the ridge and a large area of lowland at the
river. Vehicle access to the lowland is possible
with a road transversing the interior bank and a
short bridge (or large culvert) across the brook.
The higher ground is predominantly hardwoods with some softwood mixed in. The lowland is mostly old growth, mature forest. A small area at the riverfront of Lot 4 is reserved to provide river access for Lots 1, 2 and 3.
The relatively flat contour of the high ground provides easy highway access and favorable road building conditions.
The river frontage features flat water and a fairly long run with good pools at both ends. Cummingers Salmon Pool is a short hike upstream. Indian Man Salmon
Pool is an easy walk downstream.

The Sherbrook
The Sherbrook is another mixed or
married wing salmon fly designed by W. Gardner. It
gained much popularity after the fly was published
in Dr. Pryce-Tannatt's book "How to Dress Salmon
Flies" in 1914 and is the pattern most often tied
today. The original version of the Sherbrook was
published in Kelson's book "The Salmon Fly" many
years before Dr. Pryce-Tannatt's version.
