Lot 10 is 5.66 acres. Its 581 feet of riverfront includes the run into Indian Man salmon pool. In mid-June in higher water this run is one of the better fishing spots on the St Mary's River.

From anywhere on its riverfront the owners of Lot 10 have a great downstream view of the Indian Man pool. Large salmon and trout will often be seen breaking the water in this special place. Expect to see many species of birds here including woodland ducks, eagles and herons.

A brook intersects the property creating an interesting topography as it works its way down to the river.


Just before the brook arrives at the river it makes a few sharp turns creating a unique micro environment in the mature riverside forest. When the afternoon sun works its magic the feeling here is quite whimsical.

The forest on the property is a mix of hardwood and softwood with some large mature pines along the river. The new hardwood growth happened quickly enough to prevent extensive underbrush establishment. With some careful thinning the new owners can create a wonderful forest.

The new highway was built up resulting in a fairly steep drop from the road level down to Lot 10's grade. This condition will require some fill and a culvert be installed to obtain access to the highway. Otherwise the gentle contours of Lot 10 create good conditions for road construction on the property.
